첫째, 도시쇠퇴를 파악하는데 알맞은 지표를 탐색하여 제시하는 것이다 First, to find and show the index of urban decline 둘째, 여러 지표에 담겨 있는 다양한 정보를 하나의 지수로 종합하여, 실제로 한국도시의 쇠퇴 정도를 전국에 걸쳐 평가하고, 비교하는 것이다. 12 도시내부의 쇠퇴실태와 공간패턴 목적(Purpose)
본 연구에서는 도시내부의 쇠퇴를 진단하고 쇠퇴실태를 상대적으로 비교하기 위해 선정된 15개 지표들을 종합적으로 합성화한 복합쇠퇴지수를 구축하는 방법을 모색하였다. The purpose of this article is to find the decline of the inner city and to find one way to gather 15 kinds of index into one composite index. 도시 내부의 쇠퇴진단을 위한 지표 설정(index for the urban decline of city’s inner parts) 복합쇠퇴지수의 산출(The calculation of composite index): 첫 번째 단계에서는 다양한 척도로 측정된 각 지표들을 퍼지함수를 이용하여 표준화시키고, 인자분석을 통해 각 지표에 대한 가중치를 부여한 후 가중합산방법을 이용하여 복합쇠퇴지수를 산출하였다. First step, using fuzzy function to standardize every zone’s index, and then by analyzing the factors and using the weighted add method, we can get the composite index.

두 번째 단계에서는 복합쇠퇴지수를 산출하는 보다 간편한 방법을 사용하였다. second step. using one of the easy method to calculate the composite index 각 지표의 공통분산(communality) 가중치 = 추출된 인자들의 고유치 합계

세 번째 단계에서는 복합쇠퇴지수를 산출하는 가장 간편한 방법을 사용하였다. Third step. using the easiest way to express the composite index 네 번째 단계에서는 서로 다른 방법 (1 퍼지함수를 이용한 표준화 방법과 각 지표에 가중치를 부여한 방법 2 순위화를 통한 표준화 방법과 각 지표에 가중치를 부여한 방법 3 각 지표를 순위화를 통해 표준화된 값들을 단순 합산한 방법)에 따라 산출된 복합쇠퇴지수에 대한 민감도 분석을 실시하였다. Fourth step, getting the composite urban decline index by the methods which are different from each other and then analysize it's sensitivity.

이 연구는 도시 내 지구차원의 쇠퇴 실태와 양상을 전국적 차원에서 종합적으로 살펴보는 것을 목적으로 한다. this study is to find the inner city's composite decline condition in country level

22 도시 내 지구차원의 쇠퇴실태와 양상 지구차원의 도시쇠퇴 진단지표 (The index of inner-city's urban decline in site level ) 대지/건물의 물리적 실태(the actual condition of buildings’ physical environment ) 개별 대지와 건물의 차원에서 가시적으로 나타나는 물리적 노후상태와 쇠퇴 정도를 파악하기 위한 것으로서 건물의 지붕, 벽체, 창호, 설비상태를 지표로 선정하였다. 2) 가구의 사회경제적 실태(the actual condition of families’ society and economic ) 쇠퇴지구에 거주하는 가구의 경제적 실태, 주거수준 및 복지수요를 확인하기 위한 지표이다. 3) 상가/공장의 영업실태(the actual business condition of shopping/factory 도시 중심상업지의 상권쇠퇴를 점포 단위로 확인하기 위한 것으로서, 세부지표로는 매출액의 변화, 공실 상태, 영업중단 등을 선정하였다. 4) 쇠퇴지구의 사회문제(the social problem of declining area) 물리적 경제적 쇠퇴지구에서 서구와 같은 범죄, 마약, 청소년 비행, 반달리즘 등 사회적 규범이탈현상이 나타나는지를 확인하기 위한 지표이다.
